Resident Score:
- The TransUnion Resident Score is averaged across all applicants. The average score must meet or exceed the required threshold for approval.
Income:
- The gross combined income of all applicants must meet or exceed three times the monthly rent for most locations. However, for residents in Colorado, the requirement is two times the monthly rent.
Bankruptcies:
- If any applicant has an open bankruptcy or has had a bankruptcy within the last 12 months, the entire group's application will be declined.
Criminal Record:
- If any applicant has a criminal record(s) that would result in a decline, the entire group's application will be declined.
Eviction:
- If any applicant has an eviction record(s) that would result in a decline, the entire group's application will be declined.
Co-Signers / Guarantors:
- Co-signers must meet specific requirements, including a minimum gross income of five times the monthly rent and a TransUnion Resident Score of 700 or higher.
- Co-signers can only be used to meet the Income and TransUnion Resident Score requirements. They must be invited to apply and submit a co-signer application.
- A co-signer's income is not combined with the applicant's income. Each co-signer/guarantor must individually meet or exceed the required income-to-rent ratio.
